New glazing in a building still under construction, exposed framing and bare concrete around it

Post-construction window cleaning gets the glass ready for handover on a new build or renovation. We take off paint, render splatter, silicone, plaster dust, adhesive residue and the labels nobody peeled off, and clean the frames, tracks and sills. It suits builders, renovators and owners getting ready to move in.

We clean the windows only. Floors, bathrooms, dust through the building and rubbish removal are a different trade, and we do not do them.

What ends up on new glass

Most of it is stuck on, so a rinse will not shift it.

Render and mortar splatter, which sets hard. Overspray from painting. Silicone smeared during glazing. Plaster dust that has been rained on and dried. Adhesive from protective film, and the film itself where it has been left in the sun until it went brittle.

Tracks fill with render crumbs, screws, plaster and offcuts, and a sliding door that grinds at handover ends up on the defect list.

Dust first, then the marks

Dust comes off first, so nothing gritty is left on the surface. Dragging a blade across a pane with render dust on it is how you put a permanent arc of scratches in a brand new window.

Most stuck-on material comes off with patience and the right tool for that glass. The finest grade of steel wool is used only where the glass allows it. A razor is used only on plain glass that is not toughened or coated, in one direction, with a clean blade.

Tinted, coated and toughened panels

Tints, low-e coatings and some toughened panels mark far more easily than plain glass, and an abrasive on a coated surface cannot be undone. New builds often mix glass types across one side of the house, so we check each pane, including the corner stamp that marks toughened glass.

We never use a razor or steel wool on tinted or coated glass, and never a razor on toughened glass. If we are not certain what a panel is, we do not use an abrasive on it, and we tell you what we find.

Sequencing

Glass cleaned too early gets dirty again.

Renderers, painters and landscapers all put material back on the windows. If we come before they finish, you pay twice. Tell us who is still to come and we will slot in after them.

For staged handovers, ask us about doing it in sections, so the finished part can be shown while work continues elsewhere.

Getting a price

Send the window schedule, the plans or a few photos of the glazing. We would rather walk the site with you before we quote. Then you get one written price with a list of what it covers, and a realistic timeframe.

Frequently asked questions

What does a builder's clean include?

Ours covers the windows only: the glass, frames, tracks and sills, inside and out. A full builder's clean also covers floors, bathrooms, dust through the building and rubbish removal. Those are a different trade, and we do not do them.

How much does a post-construction window clean cost?

It depends on how many panes there are, whether you want both sides, how high and how easy to reach the glass is, and how much is stuck to it. After we have seen the site or the plans, you get one written price with a list of what it covers.

Can you get render splatter and paint off without scratching?

Often, yes. We take the dust off first so nothing gritty is dragged across the glass, then work the mark off with patience. Steel wool and razors are used only on glass that allows them.

What about tinted, coated or toughened glass?

We never use a razor or steel wool on tinted or coated glass, and never a razor on toughened glass. If we are not certain what a panel is, we do not use an abrasive on it and we tell you what we find.

Can you work around other trades?

Yes, and it is worth sequencing us properly. Glass cleaned before the renderers, painters or landscapers finish will need doing again. We would rather come once at the right point than twice.

How much notice do you need?

The more the better, because handover dates move and the good slots go early. Tell us the target date when you call and we will work backwards from it.

James and team did a great job cleaning our external windows recently, including windows up high. James was very pleasant to deal with and was happy to touch up a few more spots after I mentioned. Thanks James.

James, Isaac and Zac just completed cleaning the exterior of all our windows to a very high standard. Our Edwardian home presented a range of height and access challenges which they tackled efficiently and professionally. They were punctual and very respectful as they worked diligently attending to every detail of the windows’ exterior. We would not hesitate to highly recommend them for your professional cleaning requirements. Thanks again James, Zac and Isaac.

You don’t realise how dirty your windows are until someone as skilled as James and his team comes and cleans them! Always very impressed with his work, would really recommend! even if you are someone who has never paid attention to getting your windows cleaned, I promise you will see the value in it after James comes and works his magic!
