Each one needs a slightly different approach, and we adjust rather than treating every home the same.

Boroondara

Some of the best period housing in Melbourne. Federation and Edwardian homes with leadlight panels and timber sash windows, Victorian terraces closer to Hawthorn, and an increasing number of contemporary rebuilds with far more glass than the house they replaced. Leadlight and colonial panes are common here, and both need a gentler approach than modern glass.

Whitehorse

Post-war brick veneer through to 1970s family homes, with substantial new townhouse and apartment development around Box Hill. Blackburn and Mitcham have older leafy blocks where gum debris and sap on the glass are a regular problem, particularly through summer.

Manningham

Larger family homes on generous blocks, many of them split level with big windows facing the valley. Doncaster and Templestowe have a lot of glass per house, and Warrandyte properties sit among heavy tree cover, which means more debris and more frequent cleaning to keep the view.

Grand Victorian and Edwardian homes in Toorak and Malvern, tighter terraces through Prahran and Windsor, and high-end contemporary work throughout. Period detail is everywhere, and access is often narrow, so we plan these jobs carefully rather than turning up and hoping.

Original post-war brick veneer alongside extensive knock-down rebuilds, especially through Glen Waverley and Mount Waverley. The newer homes are typically double storey with large expanses of glass and high windows that we reach from the ground rather than by ladder.

Maroondah

1960s to 1980s brick homes on treed blocks, with newer townhouse infill around Ringwood. Established gardens mean cobwebs and leaf litter around frames and tracks, which is often what makes a house look tired more than the glass itself.

Banyule

Californian bungalows through Ivanhoe and Rosanna, mid-century homes around Heidelberg and Eaglemont, and steep blocks running down toward the river. Split levels and elevated windows are common, and both are well suited to a ground-based pole rather than ladders.

Knox

Family homes from the 1970s and 1980s in the foothills, with heavy tree cover across much of the area. Sap, leaf litter and general debris build up faster here than in most of our service area, so homes tend to benefit from a more regular schedule.

Mud brick and timber homes in the Alistair Knox tradition around Eltham and Research, often with unusual window shapes and deep timber reveals. Bush blocks mean constant leaf litter, and the timber framing needs a drier approach so water does not sit in the joints.
